You can schedule a tour directly through our website or by contacting our leasing office. We offer in-person tours so you can explore our available apartments and community amenities firsthand. Virtual tours are also available.
Application and Leasing
Browse our available apartments online and submit your application securely through our portal. If you need assistance, our leasing team is happy to guide you through the process.
Applicants must provide a valid government-issued photo ID, proof of income, and proof of current address (such as a utility bill or lease agreement).
Applicants should have a gross annual income of at least three times the monthly rent.
Core offers standard 12-month lease agreements.
No, subleasing or short-term rentals (such as Airbnb) are not permitted at Core Link at Douglas.
Yes, all residents are required to have active renter's insurance throughout the lease term. A $20 monthly fee will apply if a valid policy is not kept on file.

Move-In and Move-Out Support
Yes. There is a $150 application fee per applicant and a $350 administrative fee due at the time of application.
While we don’t offer dedicated move-in services, our team is here to answer questions, provide move-in guidelines, and help ensure a smooth transition into your new home.
You’re welcome to personalize your space and decorate your way, but structural changes including painting, installing fixtures, or altering wiring or appliances are not allowed. Small nail holes for hanging pictures are permitted.
Please contact our renewals office to discuss early termination policies, potential fees, and next steps.
A 60-day written notice is required before vacating your apartment.
You’ll need to complete and submit a Notice to Vacate form. On moving day, reserve the service elevator in advance and return all keys to management by your lease end date.
Security deposit refunds are typically processed within 14 days after your final inspection, pending no damages or outstanding charges.
Fees and Payments
The standard security deposit is $1,000 or the equivalent of one month’s rent, depending on screening results. The deposit is due at lease signing.
No, utilities are paid separately by residents. Electricity and water charges vary based on individual usage. Internet and cable are provided through Hotwire, and pricing depends on your selected plan.
Core is wired exclusively for Hotwire services.
Rent payments can be made securely through our Resident Portal.
Yes, there is a $35 monthly amenities fee per household. Utilities and internet/cable services are billed separately based on usage or selected package.
Maintenance and Requests
Maintenance requests can be submitted through the Resident Portal. For urgent issues, please contact the front desk directly.
Emergency maintenance is available 24/7. Non-emergency requests are typically resolved within 1–2 business days.
Pets
Yes! Core is a pet-friendly community.
There is a one-time, non-refundable pet initiation fee of $500 for one pet or $750 for two pets. Monthly pet rent is $20 per pet. All pets must be registered through PetScreening, which has a one-time $20 fee.
Restricted breeds include: St. Bernards, Pit Bulls, Rottweilers, Chow Chows, Doberman Pinschers, German Shepherds, Siberian Huskies, Perro de Presa Canarios, Alaskan Malamutes, Akitas, American Staffordshire Terriers, Boxers, Great Danes, Bull Mastiffs, American Bulldogs, and Wolf hybrids. Service and ESA animals must also be screened through PetScreening.
We offer a pet wash station and are located near a dog run, making pet care convenient and accessible.
Amenities and Facilities
Residents enjoy access to a rooftop pool with panoramic views of the Miami area, grilling stations and cabanas, a 24/7 fitness center, a business lounge, conference room and private offices, a media room and social club, a yoga and spinning lounge, a dog wash station, bike storage, and resident storage rooms.

Parking
Yes, on-site parking is available. The first parking space is $125/month; a second space is available for $175/month.
Guest parking is not available on-site. All guests should use nearby street parking, which operates via pay-by-phone.
Yes, EV charging stations are located on several levels of the parking garage.
